Fair Housing and reasonable accommodation

Federal laws require PHAs to treat all applicants and tenant families equally, providing the same quality of service, regardless of family characteristics and background. Federal law prohibits discrimination in housing on the basis of race, color, religion, sex, national origin, age, familial status, and disability. In addition, HUD regulations provide for additional protections regarding sexual orientation, gender identity, and marital status. The Sault Ste. Marie Housing Commission will comply fully with all federal, state, and local nondiscrimination laws, and with rules and regulations governing fair housing and equal opportunity in housing and employment.


No inquiries shall be made about a person's sexual orientation or gender identity. However, the Sault Ste. Marie Housing Commission may inquire about a person's sex to determine the number of bedrooms a household may be eligible for under the occupancy standards or to accurately complete HUD's 50058. 

Applicants or tenant families who believe that they have been subject to unlawful discrimination may notify the Sault Ste. Marie Housing Commission either orally or in writing. If the Housing Commission accepts an oral complaint, it will encourage the family to put the complaint in writing and will assist them if necessary or requested.


Within 10 business days of receiving the complaint, the Housing Commission will investigate and attempt to remedy discrimination complaints made against the Housing Commission. The Housing Commission will also advise the family of their right to file a fair housing complaint with HUD’s Office of Fair Housing and Equal Opportunity (FHEO). The fair housing poster, posted in conspicuous and accessible locations in the Housing Commission’s lobby, will reference how to file a complaint with FHEO.


The Sault Ste. Marie Housing Commission will keep a record of all complaints, investigations, notices, and corrective actions.
